Roxy Pacifics Bagnall Haus Upp East Coast Debut Prices 1235 Mil

Roxy-Pacific Holdings, a renowned property developer, is all set to offer a preview of its latest development, Bagnall Haus, on January 4, 2020. The freehold project, located along Upper East Coast Road, was redeveloped from the former Bagnall Court which was acquired by Roxy-Pacific in February 2023 for a staggering $115.28 million. This amounts to a land rate of $1,106 psf ppr.

The new low-rise development features a five-storey block with a total of 113 apartments and two shop units. The units are a mix of one-bedroom plus flexi, ranging from 495 sq ft to five-bedroom apartments of 1,528 sq ft. Prices for the property will start from $1.235 million, with a rate of $2,495 psf, for one-bedroom plus flexi units. Executive Chairman of Roxy-Pacific Holdings, Teo Hong Lim, reveals that the average indicative price for the development will hover around $2,450 psf. The official launch date will be announced after the weekend preview.

Bagnall Haus is strategically situated less than a five-minute walk away from the upcoming Sungei Bedok MRT Interchange Station, which will serve both the Thomson-East Coast (TEL) and Downtown (DTL) lines. The station is expected to be completed in 2028. Additionally, the property is also just a five-minute walk away from the Upper East Coast Bus Terminal.

According to Teo, the project will also benefit from its convenient location near the upcoming Bayshore precinct, which is slated to be a mixed-use development with both commercial and residential spaces. This will provide residents of Bagnall Haus with easy access to a host of amenities. The last private condominium project in District 16 was launched back in 2010. It was a freehold boutique apartment project, Eastwood Regency, by Fragrance Group with a total of 75 units. The neighbouring Country Park Condo, with 160 units, was launched for sale in 1999 and completed in 2003. Another neighbouring development, Eastwood Centre, a 99-year leasehold mixed-use property with 48 residential units, was developed by Ho Bee Land in 1996 and completed in 1998.

The immediate vicinity of Bagnall Haus offers numerous amenities, including the upcoming Bedok Food Court, the nearby Eastwood Centre which features a Cold Storage supermarket, a medical clinic, a dentist, a nail and beauty spa, and a pet shop. Some of the renowned schools in the area are Temasek Primary and Temasek Secondary School, Bedok Green Primary School, and Anglican High School.
