Grange 1866, Hill House and The Cosmopolitan were the top three condos that recorded new psf-price highs in the week of Nov 22 to 29.Grange 1866, a freehold development located on Grange Road in prime District 10, topped the list with a new price peak of $3,393 psf from the sale of an 818 sq ft, two-bedroom unit for $2.78 million on Nov 27. The 14th-floor unit surpassed the project’s previous record of $3,390 psf set in June last year when a 764 sq ft unit sold for $2.59 million.The boutique condo, Hill House, took the second spot with a new psf-price high of $3,378 psf from the sale of a 452 sq ft, two-bedroom unit for $1.53 million on Nov 25. The sale surpassed the project’s previous record of $3,267 psf achieved on Nov 11 by 3.4%.Hill House had only 12 units transacted at an average price of $3,108 psf by the developer since the start of the year. The 72-unit project is a 999-year leasehold condo is located on Institution Hill, off River Valley Road in prime District 9.Taking the third spot, The Cosmopolitan, a completed 228-unit freehold condo along Kim Seng Road in prime District 9, saw a new psf-price high of $2,817 psf from the sale of a 1,324 sq ft, three-bedroom unit for $3.73 million on Nov 25. This is 0.7% higher than the previous record of $2,795 psf set in October last year.In total, there were no new psf-price lows recorded during the period in review.
Grange 1866, a freehold development located on Grange Road in prime District 10, has made headlines once again, topping the list of condos that saw a new psf-price high in the week of November 22 to 29. The development’s new record of $3,393 psf was achieved from the sale of an 818 sq ft, two-bedroom unit for $2.78 million on November 27.
This new price peak narrowly surpassed the previous record set in June last year when a 764 sq ft unit changed hands for $3,390 psf. So far this year, Grange 1866 has seen 12 new sale transactions with an average price of $3,181 psf. The most expensive unit transacted this year was a 1,012 sq ft, two-bedroom unit on the 16th floor that was sold for $3.02 million ($2,989 psf). To date, the 60-unit project has sold 45 units, achieving a sale rate of 75%.
Grange 1866 is expected to be completed by the end of 2025 and is situated on a 20,322 sq ft, freehold site. The development features a single 16-storey residential block with one- and two-bedroom apartments ranging from 527 to 1,012 sq ft.
Taking the second spot on the list, boutique condo Hill House also hit a new psf-price high for the second time in November with a peak of $3,378 psf. This was achieved when a 452 sq ft, two-bedroom unit on the 8th floor was sold for $1.53 million by the developer on November 25. This sale surpassed the previous record of $3,267 psf by 3.4%, which was set on November 11 when a similar sized unit on the fifth floor was sold for $1.48 million.
Since the start of the year, Hill House has had 12 units transacted by the developer at an average price of $3,108 psf. The lowest-priced unit to transact this year was a 753 sq ft, three-bedroom unit on the fourth floor for $2.21 million ($2,934 psf) on October 28. The 72-unit condo is a 999-year leasehold development located on Institution Hill, off River Valley Road in prime District 9. It is expected to be completed in 2026 and features one- and two-bedroom apartments measuring between 431 and 452 sq ft, two-bedroom units of 624 sq ft, and three-bedroom apartments of 753 sq ft.
The Cosmopolitan took the third spot on the list, also achieving a new psf-price high with the sale of a 1,324 sq ft, three-bedroom unit on the 26th floor for $3.73 million, or $2,817 psf, on November 25. This new record is just 0.7% higher than the previous peak of $2,795 psf set in October last year when another 1,324 sq ft, three-bedroom unit on the 17th floor was sold for $3.7 million.
The sellers of the 26th-floor unit had originally purchased it in November 2010 for $2.58 million ($1,950 psf), making a profit of $1.15 million from the recent sale.
The Cosmopolitan, a 228-unit freehold condo located along Kim Seng Road in prime District 9, was completed in 2008 and features two-bedroom units spanning 1,141 sq ft, three-bedroom units ranging from 1,324 to 1,399 sq ft, and four-bedroom apartments measuring 1,679 sq ft. It is within 1km of River Valley Primary School and a short walk to Great World MRT Station on the Thomson-East Coast Line. The nearby Great World City offers various dining and retail options.
