Nestled in the serene Shepherd’s Hill Estate, 3 Merino Crescent is a modernist detached house that exudes the luxurious flair of a boutique apartment building. Developed by FRX Capital, this freehold property boasts a 5,155 sq ft plot of land and spans five storeys with a total built-up area of 13,615 sq ft. The house is expected to receive its temporary occupation permit (TOP) soon and offers a plethora of top-notch features and amenities.
The basement level is accessible via the car porch that can fit up to six cars. This level also houses a large entertainment room that opens out to a swimming pool and pool deck. The entertainment room has an en suite bathroom, making it convenient for guests to have their own private space.

FRX Capital engaged DS Architects – the same firm behind its Mount Rosie Collection – as the project architect. As a result, the house boasts similar luxury features: V-Zug kitchen appliances, marble flooring throughout the five levels, timber flooring in the bedrooms, and full marble bathrooms. The master bathroom is fitted with a standalone bathtub and dual vanity tops with separate sinks. “The trapezoidal shape of the site gave DS Architects the flexibility to design a distinctive home with uniquely shaped balconies and terraces, while keeping the interior spaces regular and functional,” says Siah.
Shepherd’s Hill Estate is a charming and peaceful landed enclave off Stirling Road in the Queenstown area of District 3. “It’s a hidden gem,” says Siah. “The estate sits on elevated ground and is made up predominantly of detached houses. It’s also near the Good Class Bungalow areas of Ridout Road, Ridley Park, and Chatsworth Road.” The estate is just a four- to six-minute walk from Queenstown MRT Station on the East-West Line.
FRX Capital purchased the freehold site at 3 Merino Crescent three years ago for $7.5 million ($1,455 psf), based on a caveat lodged in August 2022. The original bungalow was demolished and replaced with the current five-storey home. The most recent transaction on Merino Crescent was for a detached house on a 4,662 sq ft freehold site, which changed hands for $8.2 million ($1,759 psf), according to a caveat lodged in May 2024.
Elsewhere in Shepherd’s Hill Estate, a detached house sitting on a 5,668 sq ft freehold corner plot along Stirling Road was sold for $12.3 million ($2,170 psf) in January 2025. The property had previously been purchased for $6.96 million ($1,226 psf) in January 2022. FRX Capital’s newly completed detached house at 3 Merino Crescent is now on the market for $16.888 million ($3,276 psf based on land area). However, based on its built-up area of 13,615 sq ft, the price works out to just $1,240 psf, notes Siah. “Buyers get greater value in terms of the built-up space, which is spread across five levels,” he says. “The house is ideal for multi-generational families, offering a good balance of private rooms and shared communal areas.”
