Guocoland Earnings Hit China Singapore Growth Drives Higher Dividend Payout

GuocoLand, one of Singapore’s leading real estate companies, has reported higher revenue for its fiscal year 2025, which ended on June 30. This growth was seen across both the development and investment segments of the company. However, due to an allowance for its development properties in China, the net profit for the year fell by 17% year-on-year to $107 million. Despite this decline, the board has proposed a final dividend of 7 cents per share, an increase from the consistent 6 cents paid annually over the past five years.

According to group CEO Cheng Hsing Yao, both the property development and investment segments in Singapore have contributed to the strong performance of FY2025, despite the uncertainties in the macroeconomic landscape. He says, “We expect our businesses in Singapore to remain resilient in the future.”

The Pearl @ Mount Faber, a 99-year leasehold development, will have a three-bedroom unit going under the hammer on Sept 24 at SRI’s property auction. This is the second time the unit is being featured at the auction, as it was previously withdrawn on Aug 20 when it received no bids at a higher guide price of $2.25 million. Now, it is being offered with vacant possession at a guide price of $2.2 million ($1,584 psf).

According to Eric Liew, manager of auction and sales at SRI, the property has received strong interest from several potential buyers since then. However, many are waiting to sell their current homes first before committing to a purchase.

A five-bedroom penthouse at Horizon Towers has emerged as the most profitable resale deal for the week of Aug 12–19. Sold for $6.6 million with a record profit of $5.1 million (340%), the seller walked away with a significant gain of $1,283 per square foot. The penthouse, which spans 5,145 square feet, was previously purchased in 2004 for just $1.5 million, resulting in an annualized gain of 7.1% over a 21.5-year holding period.

This transaction has broken the previous record at Horizon Towers, which was set in March this year. That deal involved a 2,616 square feet unit on the 10th floor that was sold for $3.7 million, resulting in a profit of $2.7 million (270%) for the seller who had bought the apartment for $999,312 in 2004. This translated to an annualized return of 6.5% over 20 years.
