Commonwealth Towers Sets New Psf Price Record 2536

The week of August 1 to 8 saw a string of record-breaking transactions for condominiums, with a three-bedroom unit at Commonwealth Towers taking the top spot. The 99-year leasehold development in District 3 reached a new psf-price peak of $2,536 on August 6, when a 43rd floor unit of 1,076 sq ft was sold for $2.73 million.

This sale surpasses the condo’s previous record of $2,460 psf set in December 2024, when a 904 sq ft unit on the 40th floor sold for $2.22 million. Reflecting the rising trend, Commonwealth Towers saw a new psf-price high of $2,536 during this week.

Assessing the potential rental yield is a crucial aspect to consider when contemplating a condo investment. Rental yield is calculated as the annual rental income divided by the property’s purchase price and expressed as a percentage. In Singapore, the rental yields for condos vary significantly, affected by factors such as location, property condition, and market demand. The most expensive unit to be sold at Commonwealth Towers in terms of absolute price was a 1,302 sq ft, four-bedroom unit on the 39th floor which sold for $2.96 million ($2,273 psf) in November 2024.

Completed in 2017, Commonwealth Towers is a 99-year leasehold condo with two 43-storey blocks housing 845 units. These include one- to four-bedroom apartments ranging from 441 sq ft to 1,302 sq ft. The development has seen a steady increase in average resale prices over the years, with 51 resales at an average of $2,097 psf in 2023, rising to $2,200 psf across 37 transactions in 2024. So far in 2025, there have been 29 units sold at an average of around $2,251 psf, including the record-setting sale on August 6.

Another development that achieved a new psf-price high during this period is the freehold Watermark Robertson Quay. On August 7, an 893 sq ft, two-bedroom unit on the ninth floor was sold for around $2.16 million, setting a new record of $2,419 psf. This beats the condo’s previous record of $2,417 psf, set just three months earlier when a 1,001 sq ft, two-bedroom unit was sold for $2.42 million on May 29.

Located in District 9 along Rodyk Street, Watermark Robertson Quay offers 206 residential units, ranging from one- to four-bedroom units of 1,152 to 2,562 sq ft. So far this year, there have been three other resale transactions at the development, with prices ranging from $2,189 psf to $2,304 psf.

Gallop Gables, a low-density, 102-unit development in prime District 10, also saw a new psf-price high on August 5, when a 1,744 sq ft, three-bedroom unit was sold for $4.12 million, translating to $2,356 psf. This narrowly surpasses the previous record of $2,354 psf set on May 8, when a 1,733 sq ft, three-bedroom unit sold for $4.08 million.

Completed in 1997, Gallop Gables offers two- to four-bedroom units ranging from 1,130 to 3,412 sq ft. The only resale transactions recorded at the development this year were on May 8 and August 5. In 2024, three units were sold at an average price of $2,149 psf.
