Other primary schools within a 2km vicinity include CHIJ Primary (Toa Payoh), Farrer Park Primary School, Hong Wen School, Singapore Chinese Girls’ Primary School, and St Margaret’s School.
“The bungalow’s asking price of $20 million is an incredible opportunity to own an exquisite home in the highly sought after GCB area that is also close to several renowned schools. Prior to that, in February 2023, a semi-detached house on a freehold site of 8,174 sq ft at 43 Gentle Road fetched $14.28 million ($1,747 psf). The site was acquired by developer Pinnacle Assets for $15.75 million ($1,927 psf) in an estate sale brokered by Knight Frank Singapore.
Pinnacle Asset subdivided the 8,174 sq ft and is redeveloping the site at 43 Gilstead Road into a new pair of semi-detached houses for sale.
The neighbouring semi-detached house at 43A Gentle Road sits on a freehold site of 4,060 sq ft and fetched $14.4 million ($3,547 psf), according to a caveat lodged in February. It marks the highest psf price achieved in the landed housing estate off Newton Road.
The development that has cast a spotlight on the area is 32 Gilstead, a 14-unit luxury condo by Kheng Leong Co. Launched in April 2024, it has since sold 11 units (79%). The latest transaction was in June, when a 4,219 sq ft, four-bedroom unit on the third floor was sold for $15 million ($3,555 psf).
The luxury condo is a redevelopment of a pair of bungalows that stood on a combined freehold plot of 43,457 sq ft. Kheng Leong purchased the site for $70 million in February 2022.
“Looking ahead, it is possible that financing costs may ease in the second half of this year, coupled with a meagre supply of available bungalows on the market going for less than $20 million, we anticipate that ultra-high net-worth families and newly minted Singaporeans will begin to be more active in the GCB and bungalow market,” says Chin.
The most recent bungalow transaction in the Bukit Tunggal GCB area was of a 20,355 sq ft freehold plot that sold for $26.5 million ($1,302 psf) in December 2017. Prior resales include a 10,516 sq ft bungalow site at 15 Bukit Tunggal that fetched $17.5 million ($1,665 psf) in May 2013.

“Demand for landed homes in Singapore remains remarkably resilient, particularly among price-sensitive buyers who see strong value in smaller bungalows within GCB areas or other sought-after neighbourhoods,” adds Tan.
Given the $20 million price tag, Tan is confident the property will attract the “immediate interest” of serious buyers.
